Crayfish Way, Lopez Community Land Trust

Lopez Community Land Trust’s Crayfish Way project is currently under construction and once complete will consist of six permanently affordable homes on Lopez Island. Crayfish Way sits on a 5.5-acre site located at the north edge of Lopez Village Urban Growth Area. The project is LCLT’s first rural residential cluster on rural farm forest designated land and will be available to households making up to moderate income.

The homes will feature three, 3-bedroom homes, and three 1-bedroom homes. The ownership model is limited-equity cooperative, with LCLT leasing the land through a 99-year renewable ground lease to the co-op shareholders ensuring permanent affordability. The homes will be maintained as permanently affordable using the community land trust model of holding land in trust and placing resale restrictions on the home for 198 years of affordability.

The project design is following FireWise guidelines, aiming for net zero energy and near carbon neutral design with an emphasis on healthy long lasting materials and low operational costs of the building. Units will be less than 1,000 sf. and clustered with privacy in mind and space for gardens.

Crayfish Way is expected to complete construction in 2025.
